GENERAL TERMS AND CONDITIONS OF BUSINESS
New Project Sales
The customer has ascertained and is satisfied with the quality of the developer’s project, and Thanehomes.in shall be not liable in respect of any claim whether arising in contract or in tort or injury, loss or damage caused to any person or property or arising out of the representation made by the Thanehomes.in for such project by the developer. Unless otherwise explicitly agreed in writing, Thanehomes.in provides no representation, guarantee, condition or warranty, expressed or implied, with respect to
The correctness or applicability of Developer’s designs, layouts, approvals, sanctions, specifications or instructions manual for any development Projects, or
The functionality or performance of the development Projects undertaken by such developer. The customer expressly agrees that he/she will not approach the developer directly or otherwise for a minimum period of 6 months of knowledge of such project via Thanehomes.in except & only through Thanehomes.in and who is entitled to earn commission on such sale as if such sale is effected by Thanehomes.in.
LIMITATION OF LIABILITY
SCHEDULE OF RATES OF COMMISSION
Where Thanehomes acts for both the Buyer and Seller commission at the rate of 2% (excluding Service tax and other Government charges applicable) each shall be paid by both the Buyer and Seller.
Where Thanehomes acts only for the Buyer or the Seller commission at the rate of 2% (excluding Service tax and other Government charges applicable) shall be paid by the party for whom the member acts.
Where Thanehomes acts as an agent of any other Broker or Channel Partner, 50% (excluding Service tax and other Government charges applicable) of the total commission/remuneration or fees, applicable for that particular transaction or deal.
Any transaction of immovable property includes all transaction covered under Definition given in Section 269U Chapter XX-C of the Income Tax-Act 1961 and also under Transfer of Property Act, 1882.
The Above Commission at the aforesaid rates shall, unless otherwise agreed, to be paid in full at the time of allotment of the property or Registration of the Property or when 20% of the payment is received or possession of the property is given, whichever is Earlier.

Brokers and Channel Partners
Brokers or Channel Partners will only post properties or premises for listing, if it’s their sourced directly by them, under no circumstances they shall post properties which are sourced via any other broker, builder or channel partner.
Brokers or Channel Partners will always authenticate the owner’s details and actual availability of the property or premise for visits and transactions if any before posting the property.
Brokers or Channel Partners will never contact the client directly which is being sourced by Thanehomes.in unless it is been authorised by Thanehomes sales or marketing head.
Brokers and Channel Partners are entitled to demand commission from their sourced property owner’s and they completely understand that they will not demand any brokerage or commission whatsoever from Thanehomes.in
Thanehomes.in is not liable or responsible for any fake presentations about any properties which are posted or listed on the website by other brokers and channel partners, registered broker will authenticate all the information separately and completely understand the role of Thanehomes in any transaction.
